What a full build looks like
482 pages
The complete site, including the local SEO programs below.
17 calculators
Florida promulgated premiums, doc stamps, intangible tax, net sheets and more.
67 county property-tax pages
One per Florida county, each on that county’s own millage.
67 county landing pages
A “title company in [county]” page for every county in the state.
121 city pages
Built out from real search demand, city by city.
Secure intake & backend
Order forms, document upload and 20 server-side handlers.
Full disclosure: this is our own agency
Atlantic Title Firm is a working Florida title agency, and it is ours. We are telling you that rather than presenting it as an arm’s-length client, because you would find out anyway and because it is actually the strongest thing we can say about the product.
Everything on this platform was built for a real agency taking real orders before it was ever sold to anyone else. That is why the calculators quote a state’s promulgated or filed schedule rather than a national average, why the order form matches how intake actually works, and why the wire-fraud handling is treated as a risk decision instead of a design flourish. Those details come from closing files, not from a design brief.
If you are a Florida agency, you should also know we operate in that market. We would rather say so up front than have it become a problem later.
The part worth copying is the county and city program
The 482-page total is not the interesting number. The interesting number is 67 county pages and 121 city pages, each built on that market’s own data rather than a template with the place name swapped — county millage on the tax pages, local custom on who pays for the owner’s policy, and the recording fees that actually apply.
That is the difference between a local SEO program that ranks and one Google treats as doorway pages. It is also why we do not ship 67 pages on day one. Most agencies start with a 25-page build and add markets as they prove which ones are worth owning.
Calculators configured to your state
Every site we build carries calculators set to the client’s own state — promulgated, bureau or filed rates, the transfer taxes on the correct side, the county’s recording fees — branded to the agency and placed in its own layout. These six are the most used; there are fourteen.
Title Insurance Calculator
Owner's & lender's premiums at your state's promulgated, bureau or filed rates.
Open calculator →Closing Cost Calculator
Full buyer/seller breakdown — title, taxes, recording, and settlement fees.
Open calculator →Seller Net Sheet
What the seller walks away with after commission, payoff & closing costs.
Open calculator →Buyer Cash-to-Close
Everything a buyer needs at the table — down payment, prepaids, and closing costs.
Open calculator →Contract Deadline Calculator
Every contract deadline as calendar dates from the effective date — Florida FAR/BAR or your state's form.
Open calculator →Transfer Tax Calculator
State & county transfer taxes and stamps, by location.
Open calculator →Forms that do the back-and-forth for you
Agents, lenders, buyers and sellers submit everything online, and each submission returns to the agency as a completed PDF ready for the file — no email tag, no retyping. Branded to the agency and mobile-friendly. These six are the most used of the eleven we build.
Submit a Contract
Clients upload a signed purchase contract and any addenda — you open the file and start title work right away.
Open form →Buyer Information Sheet
Buyers complete intake online and you receive it as a PDF — or they download it to fill out by hand.
Open form →Seller Information Sheet
Sellers complete intake online and you receive a PDF — or download it to complete on paper.
Open form →Payoff Authorization
Sellers and refinancers e-sign to authorize a payoff request — so net sheets are accurate and prior liens clear at closing.
Open form →Open a Title Order
Agents and lenders open a new file in one step — property, parties, lender, and closing date. No back-and-forth emails.
Open form →Secure Document Upload
Clients upload IDs, payoffs, and sensitive documents through an encrypted portal.
Open form →One flat monthly fee, no contracts

Common questions
Can I see a title company website you have built?
Yes. Atlantic Title Firm is a working Florida title agency built on Title Engine: 482 pages, 17 calculators, 67 county property-tax pages, 67 county landing pages and 121 city pages. It is our own agency, which we state plainly rather than presenting it as an arm's-length client.
Do you own Atlantic Title Firm?
Yes. Title Engine is built by the team behind Atlantic Title Firm. We think that is a reason to trust the product rather than hide it: the calculators and forms were built for a real agency doing real closings before they were sold to anyone.
Will my site be that large?
Not necessarily, and it should not start there. Most agencies begin with a 25-page build at $150/mo and add county and city pages as they prove which markets are worth owning.
How long does a build take?
A standard build goes live in days rather than months. County and city page programs are added over time as the local SEO strategy develops.
Do I own the site you build?
Yes. The domain stays in your name and the site is yours to take if you ever leave.
