Looking for a website for your Florida title company, escrow company or real estate closing practice? Below is what goes into a Florida title website from us — the state-specific calculators, the intake forms, the local pages — and what it costs each month. Title companies are the only clients we build for, so the Florida rules below are where every design begins.
Florida closings have their own math — documentary stamp taxes, intangible tax on new mortgages, and promulgated title insurance premiums that vary by county. A generic website template can't quote any of that correctly, which makes it useless to your Florida partners.
We build websites for Florida title companies with Florida-exact calculators and local SEO tuned to your county. From Miami-Dade to the Panhandle, your site quotes accurately and ranks for the partners and clients searching near you.
No two states price a closing the same way, so we never ship a generic calculator. For Florida that means tools built on promulgated premiums, documentary stamps on the deed and the note, the intangible tax on the mortgage, and who-pays customs that change county to county, each designed in your colors and set into your site so an agent or lender sees your agency, not a third-party tool.
You choose which calculators go on the site. The six below are the ones Florida closers use most; all fourteen are available on any plan.
Owner's & lender's premiums at Florida's promulgated rates.
Open calculator →Full buyer/seller breakdown — title, taxes, recording, and settlement fees.
Open calculator →State & county transfer taxes and stamps, by location.
Open calculator →Mortgage, intangible, and recording taxes calculated on the loan amount.
Open calculator →What the seller walks away with after commission, payoff & closing costs.
Open calculator →Every FAR/BAR AS-IS deadline — inspection, financing, title, walk-through, closing.
Open calculator →Doc stamps, intangible tax, and promulgated title premiums — accurate to Florida and your county.
Rank for "title company near me" in your Florida county and surrounding markets.
Make it effortless for Florida Realtors and lenders to send you the file.
Every Florida build includes online intake: the order form, the contract upload and the buyer and seller sheets are on your site, branded to you, and each one lands in your inbox as a completed PDF ready for the file. No retyping and no chasing signatures by email. These are the six Florida agencies rely on most, out of eleven in total.
Clients upload a signed purchase contract and any addenda — you open the file and start title work right away.
Open form →Buyers complete intake online and you receive it as a PDF — or they download it to fill out by hand.
Open form →Sellers complete intake online and you receive a PDF — or download it to complete on paper.
Open form →Sellers and refinancers e-sign to authorize a payoff request — so net sheets are accurate and prior liens clear at closing.
Open form →Agents and lenders open a new file in one step — property, parties, lender, and closing date. No back-and-forth emails.
Open form →Clients upload IDs, payoffs, and sensitive documents through an encrypted portal.
Open form →Florida is one of the states where title insurance premiums are promulgated — set by the Florida Office of Insurance Regulation rather than filed independently by each underwriter. That single fact changes what your website can do. Because the rate is fixed by rule, a calculator on your site can quote an owner's premium that is genuinely accurate rather than a national estimate, and it will match what the competing agency down the street would charge. Your differentiation becomes service and speed, and your website has to sell those.
A Florida build also has to handle the taxes correctly. Documentary stamp tax on the deed runs $0.70 per $100 statewide except in Miami-Dade, which uses $0.60 per $100 plus a surtax on non-single-family property. Doc stamps on the note are $0.35 per $100, and intangible tax on the mortgage is 0.2%. A calculator that misses the Miami-Dade exception produces a wrong number in the state's largest market.
Then there is who pays. In most Florida counties the seller customarily selects and pays for the owner's policy, but in Broward, Charlotte, Collier, Lee, Manatee, Miami-Dade and Sarasota the buyer customarily does. That is seven counties where your net sheet has to flip the default, and it is the kind of detail a generic template gets wrong in a way Realtors notice immediately.
Nearly every residential Florida resale runs on the FAR/BAR AS-IS contract, and a large share of the deals that fall apart do so on a missed deadline. A contract deadline calculator that takes the effective date and returns the inspection, financing, title objection, walk-through and closing dates is among the most-used tools a Florida title website can offer a Realtor, because it solves a problem they have on every single file.
That is also why it works as a referral tool. An agent who uses your deadline calculator twice a week is looking at your brand twice a week, and you are not paying anything to put it in front of them.
